Looking ahead to 2026–2028, we’re expecting a steady pace in California’s housing market, with annual price growth in the 2.5% to 4% range. For buyers, increased inventory and consistent mortgage rates should offer more choices, though affordability challenges continue to shape demand—especially for entry-level homes and more accessible neighborhoods. Over the past decade, I’ve seen firsthand how shifts like these impact both new and seasoned buyers in Whittier, Helendale, and throughout Southern California. As always, understanding these trends can make all the difference when you’re considering your next move in our dynamic market.

California Law Creates a Streamlined Path for Some Small-Lot Homes

California is making moves to simplify the creation of small-lot homes. With the introduction of Senate Bill 684, eligible urban infill sites can now receive ministerial approval for subdivisions of up to 10 units within just 60 days. This process sidesteps environmental reviews and public hearings, though it does come with specific size and unit restrictions. As someone who has worked in both residential and development real estate across Whittier and Helendale for over a decade, I see this as a significant step for those looking at investment opportunities or creative housing solutions in our local communities.

California Housing Market: Prices, Trends, Forecast 2026

California's housing market continues its upward trend, with the current median home price reaching $901,420 and mortgage rates holding at 7%. While we've seen a modest increase in sales, activity is still falling short of the 300,000-unit annual pace—largely due to elevated prices and the persistent challenge of higher mortgage costs. As someone who has worked with buyers and investors in both residential and luxury markets across Whittier and Helendale for over a decade, I’ve seen firsthand how these market dynamics impact opportunities and decisions. Navigating these shifts takes experience and a clear understanding of the landscape, especially for those looking to make a wise investment in California real estate.

  • 4 Questions Shaping US Housing Affordability

Navigating today’s real estate market means weighing a handful of critical questions around affordability. As someone who’s spent over a decade helping clients buy and sell in the Whittier and Helendale areas, I’m seeing some familiar themes: while there are signs of cooling inflation in housing, buyers and sellers still aren’t always meeting eye-to-eye. Sellers are offering more concessions, which can translate into savings for determined buyers, but borrowing costs continue to be the greatest hurdle—benchmark Treasury yields are near 5%, and 30-year mortgage rates have pushed beyond the low-7% range. In the four weeks ending September 13, the median monthly mortgage payment hit about $2,600, up roughly 3% from last year. Low-rate loans are keeping many would-be sellers on the sidelines, so listings remain limited. Those putting homes on the market are still hoping for pricing reminiscent of the pandemic boom. Overall, many experts see this less as a downturn and more as a move toward stability, with healthy equity positions, responsible lending, and opportunities for both buyers and sellers. In this climate, thoughtful guidance and local expertise make all the difference.

  • Los Angeles Programs Can Reduce Down Payments

As someone who’s spent over a decade guiding buyers in Whittier, Helendale, and throughout Los Angeles County, I’ve seen firsthand the misconception that a starter home always requires around 20% down. In reality, Los Angeles offers a range of city and county programs that can make homeownership far more accessible. For example, the city housing department provides purchase-assistance programs with subordinate loans covering down payment, closing, and acquisition costs—sometimes offering as much as $161,000 for qualified buyers. Most applicants need to contribute about 1% of the purchase price, complete an 8-hour homebuyer education course, and plan to live in the property as their primary residence. Los Angeles County’s tiered program can add up to $100,000 in support, and there are also statewide options like deferred loans, grants, and tax credits to help with LA purchases. These opportunities are often overlooked because of complex requirements or paperwork, but as a Realtor and Broker Associate specializing in residential and investment properties, I know how impactful these resources can be. Staying informed about the latest qualifications with local agencies can open doors you might not have thought possible.

  • US Mortgage Costs Hit 14-Month High

Mortgage costs have climbed to a 14-month high, with the typical US buyer’s monthly payment now hitting $2,600 by late Q3. At the same time, the national median home-sale price inched up about 2% year over year, reaching approximately $399,000. This combination continues to press on affordability, and it’s no surprise we’re seeing pending sales remain flat month-over-month and lower compared to last year.

Mortgage-purchase applications dipped slightly, and while new listings decreased in line with holiday timing, they still edged modestly above the comparable 2025 period. What stands out in this landscape is how critical pricing strategy has become: around 21% of active listings made price cuts, with sharper pricing drawing in more buyer attention, while overpricing often leads to hesitation.

Inventory conditions have shown some improvement—active supply was up about 2% year over year, bringing total inventory to 1.5 million homes and close to four months of supply. Yet, we’re still not quite at the balance many are looking for in the market.

With over a decade of experience in residential, commercial, and luxury properties throughout Whittier and Helendale, I’ve seen firsthand how the right approach to pricing and presentation can make all the difference for both buyers and sellers in any market cycle.

  • Home Prices Rise 2.6% YoY Despite Expanding Inventory

Home Prices Rise 2.6% YoY Despite Expanding Inventory

Even as inventory expanded by 4.4% in July, national home prices continued their upward trend, climbing 2.6% to reach a median of $400,000. It’s interesting to note the nuanced price growth across different property types: single-family homes saw a 2.5% rise, condos were up by 2.3%, and townhomes experienced a more modest 0.8% increase. Home sales also edged higher by 2.9%. After more than a decade guiding clients through residential, commercial, and investment markets, I find these shifts speak to the resilience and complexity in today’s market—especially here in Whittier and Helendale, where local trends often mirror these national dynamics. Understanding these numbers is key to making informed decisions, whether you’re considering a first-time purchase, a luxury upgrade, or a strategic investment.

  • Vacation Homes Make Up 2.4% of California Housing

Vacation Homes Make Up 2.4% of California Housing

Vacation homes are a unique segment of the market that always catch my attention, especially here in California. Currently, vacation properties make up 2.4% of the state’s housing. Nationally, there’s been a notable shift: the number of U.S. vacation homes has decreased from 5.47 million in 2018 to 4.74 million in 2024, now accounting for 3.3% of all housing. Interestingly, timeshares maintain a strong presence with 79.9% occupancy—outpacing hotels. While Florida leads in the sheer number of vacation homes, Maine and Vermont have the highest concentration. As someone deeply involved in both primary and secondary home markets across Whittier, Helendale, and beyond, I find these trends reflect how lifestyle preferences and investment strategies are evolving.

  • Why investors in vacation rentals are dedicating more time to market research before purchasing

Why investors in vacation rentals are dedicating more time to market research before purchasing

I’m seeing a growing number of vacation rental investors taking a much more careful approach before they buy—and for good reason. As stricter regulations and licensing requirements come into play, and with the average ROI for vacation rentals projected to drop to 10.3% in 2025, the landscape is shifting. Rising costs from new tax laws only add to the challenge. In this environment, precise market research and detailed revenue modeling aren’t just nice to have—they’re essential to avoid costly mistakes or loan setbacks. Having helped clients navigate investment properties across Whittier, Helendale, and beyond, I know that success in this market means truly understanding the numbers and the local regulations before making a move.
