  • California Home Prices Show Resilience Amid National Trends

California Home Prices Show Resilience Amid National Trends

California’s housing market is showing some distinct trends. Over the 12 months through June, home prices here rose just 0.9%—the lowest increase we’ve seen since 2023, and the third-weakest among all states. By comparison, national home prices increased by 3%. High mortgage rates and broader economic uncertainty are clearly putting pressure on our local market. As someone who’s spent over a decade helping clients navigate residential, commercial, and investment real estate in Whittier and Helendale, I see how these shifts impact both buyers’ opportunities and sellers’ strategies. It’s more important than ever to understand the nuances behind the numbers in our unique California markets.

  • Orange County Market Watch: More Inventory, More Time

Orange County Market Watch: More Inventory, More Time

Orange County’s housing market deserves close attention as mortgage rates move higher. Active inventory has risen 2.8% year over year to 8,078 homes, while the median time on market has reached 51 days. Together, those trends may give buyers more time to compare properties, evaluate condition, and negotiate thoughtfully.

The next signals to watch are pending sales and new listings. Pending activity helps show whether buyer demand is holding up, while new listings reveal how much fresh competition is entering the market. If pending sales soften while new listings remain steady, sellers may face longer marketing periods and more pricing pressure.

Sellers should also keep an eye on price reductions and months of supply. A pricing strategy that reflects current competition can help attract qualified buyers early, rather than relying on repeated reductions later. Buyers, meanwhile, can use the additional choice and time to define priorities, review comparable sales, and structure stronger offers.

Market conditions can vary significantly by city, neighborhood, and property type across Orange County. For a current snapshot of your local market and a strategy tailored to your next move, connect with a local real estate professional.

  • California Housing Market Settles Into Steadier Growth

As someone who’s been immersed in California real estate for over a decade, I’m seeing encouraging signs of steadier growth in our housing market. Home prices are projected to rise at a modest pace—about 3% to 4% annually through 2028. This shift brings a welcome sense of predictability, rather than the dramatic surges we’ve experienced in the past.

Currently, active listings have reached approximately 156,300 homes across the state, providing buyers with increased options and easing some of the urgency that’s often part of the process. As inventory is expected to continue building through 2027, those looking to purchase may find the landscape a bit less frenetic.

Affordability, however, remains a significant challenge. Only about 18% of California households now qualify for a typical mortgage, down from 31% previously. This keeps entry-level homes extremely competitive, especially in sought-after areas like Whittier and Helendale, where I specialize.

Homes are still selling at nearly 100% of their asking price, with 30-year fixed rates hovering around 6%—a trend expected to hold steady. While larger urban counties such as Los Angeles may take until after 2028 to regain earlier sales momentum, the broader California market is signaling more stability ahead.

Whether you’re considering a move, an investment, or simply want to understand your options, staying informed is key in this evolving market.

  • US Inventory Growth Slows Stays Soft

As we move through Mid-Q3 2026, national active housing inventory has edged up to 1.14 million—about a 4% increase from last year’s 1.1 million. While this is still positive growth, it’s noticeably slower than the rapid 21% surge we saw just a year prior, even after rebounding from a near standstill of about 2% in late Q2. Interestingly, 18 states and DC have now surpassed their pre-pandemic 2019 inventory levels, though overall, the national supply remains about 8% below where we stood in Mid-Q3 2019 (1.24 million active listings back then). In my years working with clients on both residential and investment properties, I’ve seen how these shifts impact buyers and sellers alike. The dramatic post-boom slowdown has calmed, creating a softer, more balanced market and holding prices steady year-over-year. However, with higher yields and mortgage rates on the horizon, we could see momentum tested once again. I continue to keep a close watch on these trends to help clients make confident decisions, whether you’re entering the market or planning your next move.
