Orange County Home Sales Slow

In Orange County, existing single-family home sales eased in Late-Q3, slipping ~2% yearly and ~1% from Mid-Q3, showing demand cooled modestly recently.
Even with slower sales, Orange County pricing strengthened in Late-Q3, with the avg. existing single-family home rising from ~$1.45M to $1.48M recently.
Those Orange County sales figures were not seasonally adjusted, a reminder that short-term shifts can look choppy even while local home values continued edging higher.
The market also felt less rushed, giving buyers more time to weigh choices, explore listings, and negotiate instead of racing to submit offers.
Mortgage costs and affordability stayed challenging, but easing competition created more room for well-prepared Orange County buyers to focus on fit, not just speed.
